| What types of rooms and accommodations are available at Christmas Farm Inn? | Traditional Inn Rooms located in the Main Inn & Salt Box, can sleep between 2-4 guests depending on room type. Carriage House Suites with a gas fireplace, 2-person jacuzzi and private balcony, can sleep between 2-4 guests depending on specific room. Family Barn Studios that sleep between 6-8 guests depending on specific room- start on the 2nd floor above our reception space and offer open-loft style accommodations. Private 2-bedroom/2-bathroom Cottages that can sleep up to 6 guests with a gas fireplace and private parking. |
| Is breakfast included with the stay? | We do offer a bed and breakfast rate. Our standard rates do not include breakfast. |
| What are the check-in and check-out times? | 11am-checkout, 3pm-check-in. |
| Is the inn pet-friendly? | We have 2 Cottages, and 1 Traditional Inn Room that is pet friendly and must be booked over the phone. There is a $35/day/pet fee. |
| Are there any age restrictions for guests? | 1 Guest must show a valid ID ages 18-and up to check-in. |
| Is there a concierge or front desk open all hours? | We do not have a concierge at night, so stop by during the day for information and planning your activities. |
| Are you decorated for Christmas year-round? | Our property maintains a touch of the ‘season’ year round, and we’re fully decked out when the holiday season approaches. |

| Can I send or receive packages during my stay? | We’re sorry, but we are unable to accept or send guest packages at this time. We recommend arranging delivery to a nearby carrier location if you need to ship or receive items during your stay. |
| Is there a lost and found? How are lost items handled? | Yes, they are stored for up to 30 days. |
| Can I bring my own bedding or pillows? | Of course. |
| Can I book a room with an odd/even number? | We will certainly try our best, please give us a call. |
| Is it possible to arrange private transportation or car hire? | Sorry, we do not offer transportation services. |
| Can guests have items delivered or shipped to the inn before their arrival? | We are unable to accept or store deliveries prior to a guest’s arrival. For your convenience, we recommend scheduling shipments to align with your check-in date or arranging delivery to a nearby carrier location. |
| What is the cancellation policy for reservations? | We hold your reserved room(s), remove it from sale to other potential guests and guarantee the availability of the room(s) for your arrival. We will never intentionally overbook your room(s). As a small country inn and resort, cancellations and no-shows affect us greatly and our cancellation policy is strictly enforced. If you cancel your reservation 8 days or more prior to your arrival, due to any reason (personal, professional, medical, mechanical, weather or other) or no reason, we will refund your deposit less a $25 cancellation fee. If you wish to reserve another date, we are happy to apply your deposit, less $25, to an alternative date, subject to availability and the published daily rate. If you cancel within 7 days (168 hours) of arrival date and 3:00 PM check-in time, due to any reason or no reason, there will be a forfeiture of your deposit. No-shows or vacancies caused by late arrivals or early departures, due to any reason or no reason, are considered to be a late cancellation and will be charged the full rate for each night reserved. If you do not agree with our policies, you can cancel free of penalties before 11:00 PM on the day you made the reservation. All cancellations generate an automatic cancellation notice. If you have not received a cancellation notice from us, your reservation has not been cancelled. No refunds will be given for cancellations for reservations made within 7 days of arrival (168 hours). |
| Is there a minimum stay requirement during holidays or busy periods? | We have a 2-night minimum on Fridays & Saturdays. |

| What payment methods are accepted? Are there any deposit requirements? | All major credit cards and debit cards are accepted. We require a 50% deposit at the time of booking. |
| Are guests allowed in rooms beyond registered occupants? | For the comfort and safety of all guests, only registered occupants are permitted in guest rooms. Visitors are welcome in our common areas but are not allowed to stay overnight unless they are added to the reservation. |
| What on-property amenities are available (pool, hot tub, fitness, etc.)? | Our facility has an Indoor Pool, Hot Tub & Fitness Center on site. Steam Room available by reservation. |

| How close is the inn to White Mountain attractions and North Conway shopping? | The inn is to North Conway 20-minutes and the Mount Washington attractions. |
| Are transportation services or shuttles available to guests? | Sorry we do not offer shuttles or have transportation services. |
| Are extra beds or cribs available, and is there a charge for them? | We have cots available for an additional fee. |
| Can I request a specific room, view, or upgrade? | You can absolutely request them and we will do our best to accommodate. |
| Are all rooms non-smoking? | Yes, all our rooms are non-smoking. |
| Is there daily housekeeping included? | We do not offer stay-over services, but are happy to provide any additional toiletries/trash removal during your stay. |
| What bathroom amenities are included (toiletries, hair dryer, towels, etc.)? | All standard hotel amenities are provided for your comfort, including toiletries (shampoo, conditioner, body wash, soap, and lotion), a hair dryer, fresh towels, and other basic bathroom essentials. |
| Is Wi-Fi complimentary and what’s the coverage/speed like? | Yes, it is included in your stay. |
| Are there family suites or adjoining rooms available? | Our families love our Family Barn Studios or Private Cottages. |
| What activities or amenities are available for children or families? | Our guests are able to enjoy our on-site amenities. |
| Is the property accessible for guests with mobility impairments? | Accessibility varies on a case-by-case basis depending on the specific room or space. We encourage guests with mobility needs to give us a call so we can discuss your requirements and recommend the best accommodations. |
